New York Real Estate License: Why You Should Get One

Hey, you’re probably here because you want some information on getting your New York real estate license. Let me tell you that you did the right thing, this site is all about getting your license in the shortest amount of time possible. But before I continue, let me just give you some of the benefits of being a licensed real estate agent. You may already know some these, but I hope to be able to share some things that I’ve learned that you may not know about – yet.

When operating in a local real estate market, there are some distinct advantages that real estate agents have that investors and speculators don’t have. The first is the ability to write their own contracts without having to go through an agent. Now I know that when you buy a FSBO, you can write your own contract with the owner and without an agent, but what about when their is an agent on the other side of the transaction? They may not have found you, but they are still going to get paid.

Now, if you were a licensed agent yourself, you could write and submit the contract, and get a piece of the commission that is going to be paid to the listing agent. And sometimes, that percentage that you take from the deal may be just enough money to tip the negotiations in your favor, not to mention the simple fact of you getting a check at closing!

OK, on to the next advantage.

One word…the MLS.

Having access to the MLS, or multiple listing service, provides you a monster advantage over those who don’t have access. You see, you’ll be able to instantly see when a new property comes up for sale, and be able to act in a moment’s notice. In many of the MLS systems out there, you can save searches, and put automatic email updates in place to alert you when specific types of properties come up for sale, hit a certain number of days on the market, or have a price reduction, etc. Having this tool at your disposal will put you well ahead of the rest of the competition!

New York Real Estate License Disadvantages

So we have looked at the tremendous advantages of having a New York real estate license, now let’s look at the disadvantages. The main disadvantage is the time and hassle involved with getting licensed initially. You are going to have to set aside some time and money in order to be able to get licensed. You’ll have to pass an approved New York real estate license course, submit an application and fee, and find a sponsoring broker.

But trust me, I have a real estate license, and I have been through real estate courses. I did my coursework online, and got it done in a just a few weeks, and you can too. I also passed the final exam on my very first try!

I am not trying to brag here, I just know that if you set your mind to it, and follow the steps on this blog, you will be able to get your New York real estate license very quickly, and with little time, money, and hassle involved.

So don’t get discouraged, go out there and get it done today, so you can start making money tomorrow.

New York Real Estate License Requirements

So I wanted to just take a minute here and tell you exactly what you need to know with regard to the New York real estate license requirements. Now, make sure you check with an attorney (I had to put that disclaimer in there) before you go forward, because this is just the shortened version of what the law says.

OK, so with that in mind, let’s look at the New York real estate license requirements:

  • You must be at least 18 years of age
  • You cannot have any felony charges on record
  • You must submit proof of U.S. Residency
  • You’ll need to complete 75 hours of pre-licensing education from an approved New York real estate license education provider ( For salesperson applicants that completed the 45 hour salesperson course before July 1, 2008 may complete the additional 30 hour qualifying course to complete the 75 hour requirement.)
  • You must pass the final examination
  • You must submit a Salesperson application and applicable fee
  • You must pass the State examination

I know it sounds like you’ll be working on this forever, but if you just take it one “bite” at a time, or one bullet point at a time, you’ll be able to get this done in no time flat.

Focus on getting your pre-licensing education done first (assuming you are 18 and don’t have any felony charges against you). This is the biggest step in the process, and once you have it behind you, you breathe a breath of fresh air, and complete the rest of the steps quite quickly.
